Boiler Repair That Brings Radiant Heat Back Before the House Goes Cold

Hot water and steam boilers diagnosed at the component level, then repaired at a price you approve first.

A boiler that locks out, short cycles or leaks at the relief valve is telling you something specific. Our technicians read those signals, test the parts behind them and fix the cause for homes across Chelan, WA.

How a Hydronic Heating System Fails, and Why It Can Be Fixed

A boiler is a closed loop. Water is heated, pushed through baseboard, radiators or radiant tubing by a circulator pump, and returned to be heated again. Steam systems work on the same idea with the water boiling off and condensing back in the radiators. Because the loop is sealed and pressurized, most failures show up as a change you can see or hear: a pressure reading that climbs, a pump that hums without moving water, a burner that lights and drops out, or a radiator that stays cold while the rest of the house warms.

That predictability is good news. The majority of boiler service calls end in a repair rather than a replacement, because the heat exchanger and cast iron sections usually outlast the controls, pumps, valves and sensors attached to them. A failed ignition module, a seized circulator or a waterlogged expansion tank can stop the whole system, yet each is a replaceable part with a clear test behind it.

Our job on a repair visit is to prove which part failed before anything is ordered. We check what the controls are asking for, what the burner is actually doing and how water is moving through each zone. That sequence keeps you from paying for a part that was never the problem, which is the most common frustration people describe after a previous service call went badly.

No heat from the radiators tonight? Dispatch runs around the clock and quotes the repair before any work begins.

Symptoms That Point to a Repair Rather Than a Replacement

Each of these has a short list of likely causes. Describing the one you see helps us arrive with the right parts on the truck.

Pressure creeping above 25 to 30 psi

A waterlogged expansion tank or a leaking fill valve is letting pressure build every time the water heats. Left alone, the relief valve opens and dumps hot water on the floor.

Relief valve dripping or discharging

Sometimes the valve itself has worn out, but more often it is doing its job because something upstream is overpressurizing the loop. We test both before replacing anything.

Banging, gurgling or kettling sounds

Trapped air, scale on the heat exchanger or a circulator that has lost flow can all make a boiler loud. Kettling in particular signals localized boiling from restricted water flow.

Burner lights, then shuts down

Flame sensing, venting and pressure switch faults cause short lockouts. Modern boilers log an error code that narrows the search considerably.

One zone cold, others warm

A zone valve that no longer opens, a failed zone circulator or air bound piping on that loop is almost always the reason, not the boiler itself.

Water under the boiler or at fittings

Small leaks at pump flanges, valve packings and drain valves are common and repairable. Leaks from the heat exchanger body are a different conversation.

What Happens During a Boiler Repair Visit

Every visit follows the same order so nothing is guessed at and nothing is skipped.

  1. Listen and look first

We ask what changed and when, read any stored error codes, and check the gauge, the burner flame and the condition of the venting before touching the controls.

  2. Verify the call for heat

The thermostat, zone controls and relays are tested to confirm the boiler is actually being asked to run. Plenty of no-heat calls start with a control, not the boiler.

  3. Test ignition and combustion

Igniter, flame sensor, gas valve and inducer are checked in sequence. On gas boilers we take a combustion reading so we know the burner is safe after the repair, not just running.

  4. Check water side operation

Pressure, expansion tank charge, circulator performance and air elimination are confirmed. Temperature differences across supply and return lines show whether water is truly moving.

  5. Quote the fix in writing

You see the part, the labor and the total as a flat rate. Nothing happens until you approve it.

  6. Repair, purge and prove it

After the repair we purge air, bring the system to temperature, confirm every zone heats and walk you through what was found.

Components We Repair Most Often

Circulator pumps are the heart of a hot water system, and they fail in two ways: the motor burns out, or the impeller seizes after a long summer idle. A seized pump can sometimes be freed, but a pump that has overheated its windings needs replacing. We match the replacement to the head and flow the piping requires rather than simply grabbing the same model number.

Expansion tanks absorb the growth of water as it heats. When the internal bladder fails or the air charge leaks away, the tank fills with water and stops doing its job, which is why pressure spikes on every heating cycle. We check the tank charge with the system drained to zero pressure, which is the only way to get an accurate reading.

Low water cutoffs, aquastats, zone valves, pressure reducing fill valves and backflow preventers on the fill line round out the list. On steam boilers the pressuretrol, sight glass and main vents get the most attention, because a steam system that runs at too much pressure wastes fuel and heats unevenly.

Condensing boilers have their own set: condensate traps that clog, neutralizer cartridges that are exhausted, and PVC or polypropylene venting that must stay sealed and pitched correctly. These systems are efficient partly because they are sensitive, so small maintenance issues show up as lockouts quickly.

Repair or Replace: How We Help You Decide

We never push a replacement on a system that can be repaired sensibly. When the question does come up, these are the factors we lay out for you.

FactorPoints toward repairPoints toward replacement
Heat exchangerSound, no leaks or cracksLeaking, cracked or badly scaled
Age and historyUnder roughly 15 years, few prior failuresPast its expected life with repeated breakdowns
Parts availabilityStandard parts still stockedDiscontinued controls or proprietary boards
Safety readingsCombustion and venting test cleanPersistent carbon monoxide or venting problems

If replacement makes more sense, we explain why in plain terms and point you to Boiler Replacement for the sizing and installation details. The decision stays yours.

Carbon Monoxide Is Never a Wait-Until-Morning Problem

If a carbon monoxide alarm sounds, leave the house and call the gas utility or 911 from outside. Once the home is cleared, we can inspect the boiler, venting and combustion air supply to find the source.

Boiler Repair Questions We Hear Every Winter

Why does my boiler pressure rise when the heat comes on?

Water expands as it warms. A healthy expansion tank absorbs that growth, so pressure rises only a few psi. A large jump usually means the tank has lost its air charge or a fill valve is leaking by and adding water. Both are straightforward repairs once confirmed.

Can I bleed my own radiators?

On hot water systems, yes, as long as the boiler is off and cool and you keep an eye on the pressure gauge afterward, since bleeding air lowers system pressure. If you need to bleed the same radiators repeatedly, something is introducing air, and that is worth a service visit.

My steam boiler keeps running out of water. Is that normal?

Steam boilers lose a little water over time, but frequent refilling points to a leak in the return piping, a failing vent or a boiler section that has started to seep. Adding water constantly also brings in fresh oxygen and minerals that shorten the boiler's life, so it is worth tracking down.

How long does a typical boiler repair take?

Most repairs, such as replacing a circulator, igniter, zone valve or expansion tank, are completed in a single visit of a few hours. Proprietary control boards occasionally need to be ordered, and when that happens we tell you the expected timing up front.
